Epoxy Flooring, Concrete Coatings & Surface Preparation
EPOFC installs flooring and concrete coating systems for residential, commercial and industrial spaces. Preparation is matched to the condition of the existing slab and the coating system is selected for how the floor will actually be used.

Coating Performance Starts With The Slab
A coating system can only perform as well as the surface underneath it allows. Before anything is quoted, the existing slab is assessed along with how the area will be used, the finish required and the preparation the floor needs.
Condition of the existing concrete, including cracks, wear and previous coatings.
How the area is used: foot traffic, vehicles, loads, wash-down or storage.
The finish required, from plain solid colour through to decorative flake blends.
Preparation needed to make the surface suitable, then the coating system that suits both.
01
Garage Epoxy & Flake Flooring
Flake and epoxy coating systems for home garages and other suitable residential concrete areas. Coloured flake is broadcast into the coating and sealed over the top, which gives a textured surface that hides dust and tyre marks and cleans up easily.
What to consider
The slab is ground and profiled first so the coating can key into the concrete rather than sit on the closed surface.
Flake blend, colour and gloss level change the look of the space and how much it shows dust.
Edges, transitions and other floor details are addressed as part of the installation and finishing process.
02
Commercial & Industrial Floor Coatings
Coating systems for workshops, warehouses, storage areas, commercial premises and other higher-use concrete floors. The system is selected according to how the area is used and what the floor is exposed to, rather than applying the same build to every job.
What to consider
Traffic type matters: foot traffic, trolleys, forklifts and point loads all ask something different of the coating.
Staging and access, so areas can be prepared and coated with the disruption the site can accommodate.
Substrate condition across a larger slab is rarely uniform and is assessed before a system is recommended.
03
Concrete Resurfacing & Repair
Damaged concrete is addressed before a coating is considered. Cracks, worn areas and spalled concrete are assessed and treated where repair is appropriate, so the substrate is sound enough to carry the system that goes over it.
What to consider
Not every crack or joint is treated the same way. The approach depends on what the crack is doing and where it sits.
Required repairs should be identified during assessment and included in the recommended scope where appropriate.
Some slabs are better suited to a repair and resurfacing approach than to a thin coating alone.
04
Concrete Surface Preparation & Diamond Grinding
Diamond grinding with dust extraction opens the concrete surface and builds the profile a coating needs to bond to. Where suitable, existing coatings and surface contamination are removed as part of preparation, and the slab is assessed before a system is selected.
What to consider
Preparation is one of the biggest factors affecting coating adhesion and long-term performance.
Dust extraction keeps the work area cleaner and reduces loose dust and contamination during grinding.
What is on the slab now, from sealers to adhesive and paint, changes how much preparation the floor needs.
Residential Applications
The four core services above cover the technical work. Around a home they land in six different places, and an exterior area is not automatically treated the same way as a garage.
Garage Floors
Single, double and oversized garages, coated over appropriately prepared concrete.
Patios
Outdoor entertaining areas, where exterior exposure feeds into system selection.
Sheds
Storage and workshop floors, commonly bare concrete to begin with.
Pathways
Exterior pedestrian concrete, assessed for condition, weather and texture.
Driveways
Vehicle traffic outdoors, so not every coating system is suitable.
Pool Surrounds
Wet-use areas, where texture, drainage and specification all matter.
Preparation Is Not An Afterthought
Different substrates and existing surface conditions require different preparation approaches. The preparation completed before coating strongly influences how well the system bonds and performs over time.
Existing coatings
Sealers, paint and adhesive change what preparation is needed and whether they can be removed.
Surface contamination
Oil, grease and other contamination on the slab can affect adhesion and how the surface is treated.
Cracks and damage
Visible cracking, spalling and pitting are assessed and treated where repair is appropriate.
Concrete condition
How sound and how closed the surface is influences the grinding profile the floor needs.
Intended traffic and use
A garage floor, a retail back-of-house area and a warehouse aisle are not the same job.
Final coating system
The system chosen sets the preparation standard it needs to be applied over.
Where These Services Apply
The preparation approach is similar across all three. The system, the build and the finish are chosen for the environment.

Send through the location, approximate floor area, the current condition of the surface, how the space will be used, and the finish you prefer if you know it. Photos of the floor help a great deal. We’ll review the details and come back with a recommended next step.
