Residential Concrete Coatings
From garage floors and sheds to patios, pathways, driveways and pool surrounds, EPOFC assesses the existing concrete, how the area is used and its exposure before recommending an appropriate coating approach.

One Property, Several Different Floors
A garage, a patio and a driveway sit on the same property, but they are not the same job. One is enclosed, one is exposed to weather and sun, one carries vehicles across an outdoor slab. The condition of the concrete differs from area to area as well.
For that reason EPOFC treats residential work as concrete coatings rather than a single product applied everywhere. The appropriate coating system depends on whether the area is internal or externally exposed, how the surface is used, the condition of the concrete and the performance requirements of the project.
Residential Applications
Six areas EPOFC is set up to assess. Each is quoted on its own conditions rather than as a fixed package.
Garage Floors
Single, double and oversized garages, with flake or solid-colour finish directions over appropriately prepared concrete. The detailed garage page covers preparation, finishes and what affects the scope.
Patios
Outdoor entertaining areas, where the condition of the slab, the finish direction and the exposure the area sees all feed into system selection. Exterior areas require a coating system suitable for the relevant exposure conditions.
Sheds
Storage, workshop and hobby use over what is often bare concrete. Preparation and the coating approach follow how the space is used and what the slab is like underneath.
Pathways
Exterior pedestrian concrete. Substrate condition, weather exposure and the surface texture required for the way the path is walked are all part of the assessment.
Driveways
Driveway projects require consideration of vehicle traffic, external exposure, substrate condition and the selected coating system. Not every resin coating suits a driveway.
Pool Surrounds
A wet-use environment. Surface texture, wet-use conditions, drainage and the selected coating specification must be considered for pool-surround applications.
Indoor And Outdoor Floors Need Different Considerations
An enclosed garage and an open patio ask different things of a coating. These are the factors that separate them.
Sun and UV exposure on open areas
Rain, weather and drainage
Moisture and regularly wet use
Foot traffic against vehicle traffic
Temperature movement across the slab
Surface texture the area calls for
Condition of the existing concrete
Compatibility with the selected system
Where external exposure applies, the system has to suit those conditions. That is settled against the actual area rather than assumed from the room name, and it is why exterior work is not described simply as epoxy.
Preparation Still Comes First
Proper surface preparation is one of the biggest factors affecting coating adhesion and long-term performance. That applies to a patio and a pathway as much as to a garage.
The appropriate preparation method depends on the existing slab, coatings, contamination and selected flooring system. Sealed or previously painted exterior concrete may require additional assessment and preparation depending on the existing surface and the selected coating system.
Damaged Concrete Is Addressed Before Coating
External concrete can show cracks, edge damage, wear or local deterioration depending on how the area is used, its exposure and the condition of the slab.
Cracks and damaged concrete are repaired or treated where required, while joints are assessed and handled according to the selected flooring system. Required repairs should be identified during assessment and included in the recommended scope where appropriate.
Finish Directions
Broad directions rather than a product list. Available colours and systems will depend on the coating system selected and current product availability, and not every finish suits every residential application.
Flake
Decorative colour variation and visual texture, with blend directions from subtle neutrals through to stronger contrast.
Solid Colour
A more uniform appearance, which reads cleaner in simpler spaces and shows the floor as one continuous surface.
Decorative Coating Finish
Alternative visual directions where the selected system supports them, suited to areas where appearance carries more weight.
What Affects The Cost Of A Residential Project
Two areas of the same size can come out very differently once the concrete and the exposure are taken into account.
Area of the floor or surface
Condition of the existing slab
Existing paint, coating or sealer
Repairs identified during assessment
Preparation the surface requires
Internal or external exposure
Selected coating system
Finish direction chosen
Access to the area
Frequently Asked Questions
Residential Work Across Our Service Area
EPOFC currently focuses on residential concrete-coating projects across Brisbane, Gold Coast, Logan and Ipswich. If your project is outside these areas, send through the suburb or postcode and current service availability can be confirmed.
Tell Us About Your Residential Concrete
Send through your suburb, which area you are looking at, roughly how big it is, whether it is inside or exposed to weather, the current condition of the concrete and photos where possible. EPOFC can review the information and confirm the appropriate next step.
