One Property, Several Different Floors

A garage, a patio and a driveway sit on the same property, but they are not the same job. One is enclosed, one is exposed to weather and sun, one carries vehicles across an outdoor slab. The condition of the concrete differs from area to area as well.

For that reason EPOFC treats residential work as concrete coatings rather than a single product applied everywhere. The appropriate coating system depends on whether the area is internal or externally exposed, how the surface is used, the condition of the concrete and the performance requirements of the project.

Where external exposure applies, the system has to suit those conditions. That is settled against the actual area rather than assumed from the room name, and it is why exterior work is not described simply as epoxy.

Preparation

Preparation Still Comes First

Proper surface preparation is one of the biggest factors affecting coating adhesion and long-term performance. That applies to a patio and a pathway as much as to a garage.

The appropriate preparation method depends on the existing slab, coatings, contamination and selected flooring system. Sealed or previously painted exterior concrete may require additional assessment and preparation depending on the existing surface and the selected coating system.

Repair

Damaged Concrete Is Addressed Before Coating

External concrete can show cracks, edge damage, wear or local deterioration depending on how the area is used, its exposure and the condition of the slab.

Cracks and damaged concrete are repaired or treated where required, while joints are assessed and handled according to the selected flooring system. Required repairs should be identified during assessment and included in the recommended scope where appropriate.

Finish Directions

Broad directions rather than a product list. Available colours and systems will depend on the coating system selected and current product availability, and not every finish suits every residential application.

Frequently Asked Questions

Can EPOFC coat a single garage?

Yes, single garages are within the residential service structure. The area is only one part of the scope, since the condition of the slab, any repairs, the preparation required and the finish selected all feed into the project.

Yes. A double garage is assessed the same way as any other floor: what is on the concrete now, what condition it is in, how the garage is used and what finish you are after.

Oversized garages and larger residential workspaces can be considered. On larger floor areas, the condition may vary from one part of the slab to another, so the assessment should consider the whole area rather than a small sample.

Often, subject to assessment. A patio is externally exposed, so the appropriate coating system depends on that exposure, the condition of the concrete and how the area is used. Exterior areas require a coating system suitable for the relevant exposure conditions.

Shed floors are commonly bare concrete, which is a reasonable starting point. Preparation and system selection still follow the condition of the slab and whether the shed is used for storage, a workshop or something heavier.

Pathways can be considered. Substrate condition, weather exposure and the surface texture the path needs are the main things to work through before a system is recommended.

Driveway projects require consideration of vehicle traffic, external exposure, substrate condition and the selected coating system. Not every resin coating is suitable for a driveway, so the area is assessed before anything is recommended.

Pool surrounds are a wet-use environment. Surface texture, wet-use conditions, drainage and the selected coating specification must be considered for pool-surround applications, so this is one to discuss against the actual area.

Not automatically. External areas see UV, weather and temperature movement, and the coating system has to suit those conditions. That is why EPOFC describes exterior work as concrete coatings rather than assuming epoxy.

They can. Indoor and outdoor areas place different demands on a coating, so the system is selected against the exposure the area actually sees rather than applied uniformly across a property.

Surface texture is one of the considerations for a wet-use area, alongside drainage and the selected specification. What is appropriate is settled against the specific surround rather than stated in advance.

You do not need to. Describe the area, how it is used, whether it is exposed to weather and what condition the concrete is in, and send photos where possible. System selection follows from that.
